Tata Group Launches Value Homes.

Dear All,

Tata Group is going to launch their residential multi story project in sector-150 as "Tata Value Homes" on mid January-2017, currently they have not issued any master plan or any price list, it seems that these stuff will be available after announcement of launch of project. Many brokers are trying to convince the investors for this project as a brand name in Noida and nice location on the expressway which is well connected to the Noida, Delhi, Greater Noida And Noida Expressway, in future the upcoming airport at "Jewar" which is not more than 50KMs.

In my personnel opinion this is the good investment for better response in very near future like two to three years and will be very good for residents in Noida.


This is the right time for investors because at this time the market is full of rumors of so many kinds that's why the properties rates are very low and not seems to go high upto 2-3 months, user and investors both can use these sentiments of market and make a good profit through this type of opportunity of investment, no doubt Tata Housing is well known brand name as a builder so buyers can trust at builder and feel safe for his/ her hard-earned money.

Godrej launches 'Godrej Golf links'

Dear All,

Finally after a long wait Godrej Properties has reviled the name of their first residential project in Greater Noida as "Godrej Golf Links" but even now they don't open publicly their project details like layouts and price plans although they accepting the scanned copy of cheques in the name of "Godrej Golf Links Escrow Account" of rupees five lacs and the buyer/ investor has to submit the same cheque for his/her booking and only then they will be eligible for the inaugural discounts and booking preferences in villas only.

Here i have to disclose to all my dear readers that they will also launch the high-rise apartments in second phase of 100acres plot but after selling the good number of Villas out of 250 premium luxury villas.

I personally visited the site in sector-27 greater noida, it is three km from pari chowk and location is quite good, the basic work is started and they are building their site office right now and taking the statistical measurements of land.

Godrej Properties Going To launche Premium Golf Villas

Dear All Readers,

Godrej Properties is going to launch their new residential project in Greater Noida sector-27, near to Pari chowk and after Jaypee greens land, the plot size of Godrej is 100 acres of Golf and recreational township, which is planed for 250 villas to launch in phase-1,
The tentative sizes of villas would be 100, 125 and 220 sq-yards.
the builder is planning for 9 hole golf course which would be mainly for training purpose of new residents,
at this time the tentative rates are 5000/- to 5250/- per sqft.

This builder is wel known for delivering of his projects on time and this is the comertial project at sector-132 noida and in market there are so many investors are investing blindly in this project to hold the tentative units of size 800sqft and multiple of it.

Bad Construction Quality of Supertech Capetown

I heard about an incident in supertech capetown residential society in noida built by supertech, its possession offered some time before but its plaster of ceiling is cracking and in one flat it falls over a three months old baby. this pic can be a reason of distraction of future buyers of supertech.

Gulshan Botnia Hangup once again

The residential project of Gulshan Homes "Botnia" is facing a court WRIT(C) in highcourt allahabad that the land alloted to gulshan was actually of "van vihar krishi samiti" the news in rastriya shara paper was published thats why after solding a whole tower of Botnia peoples are withdrowing their cheque after this news.
i m going to post the news paper cutting for your facility. and the final judgement og highcourt..in march-16.

Builders regulatory authority bill

Dear All,

The Builders Regulatory authority bill is going to take place his own body. I think this bill will support to the investors and brokers from cheating and miss commitments of builders to the their customers. Many builders offers the different kind of schemes that attracts to buyer like:

> Buyback guaranty but when buyer wants their money back with interest builder charges hidden expenses and a person didn't got exact amount.
>zero percent interest on EMI but some time bank charges all the interest from buyer during the project was developing.
>possession within certain months but builder always extends their possession time, each and every builder is doing this now a days.
>very attractive brouchers that never meets the actual project specifications.
>Many Builder offers to the buyers for cash adjustments at the time of booking for handling the cash, which is mostly black money.
>Some people has tens of properties in the same district that increases or maintained the demand of properties and it causes the price increase for a certain property though a needed person unable to purchase the same.
>Builder offers the different percentage of commission to different brokers and sub brokers that is the main reason for price variation for clients. if a person takes the property from X broker and another takes the same property from Y broker then the price will be different because of percent of commission offered is not same for all.
>Many builder and big brokers not pays the commission against booking to the brokers or sub brokers.

These are the some issues that are taking place in this sector. and the Bill may be capable enough to control all these.

Because of this buyers of the project are not sure about their booked units.

Gulshan dose not have the master plan for Botnia till now yet, but they are receiving the cheques for unit preference  in units allotment. The builder is going to public their master plan on Monday march-2016. Investors and buyers will not be able to take the benefit of inaugural discount of Rs. 500/sqft from today onwards. The builder will launch the payment plan Flexi and CLP.
