Bayaweaver X Noida Mall Retail Shops launches at noida sector-129 expressway

Dear All,

Here the broker cum builder BOP has relaunched his project named "X Noida" under the firm name Bayaweaver at sector-129 noida which is in the jaypee wishtown land, allotted to the BOP against the commission earned by selling Jaypee's flats during 2004 to 2015.
Bayaweaver claims with proofs that the all payment to the noida authority has been completed with all legal formalities like NOC's of different Government departments like Fire, Forest, Air, Pollution etc.
X Noida is on the Noida- Greater Noida Expressway and ell connected sector to whole NCR region by Road, Metro and will be soon by Air also. Though Bayaweaver launched it before with the name "Oh My God" but the project was failed before cumming out from the paper and the officials are saying that they are compensating the existing clients of the above project.

Now the builder come to the front with some new and exciting plans and facilities like Radission Red, and four floors of retail shops and shopping complex with assured returns that's why it becomes more attractive to the new investors and the builder offers 263 shops in Ground floor, 480 shops in first floor, 309 shops in second floor and 538 shops in third floor all about 1590 shops in the mall and builder is willing to provide for each owner at least one car parking as well as visitors, we have to look how it will be managed because they have studios and service apartments in the plan also
its a huge number.

Samridhi Luxuriya Sector-150 Noida, Construction update

construction is in full swing at site of samridhi luxuriya and builder is willing to deliver the entire project before the date declared on RERA registration i.e.-2022, builder trying it to mid-2020.and that will be very positive for investors and users as well, i think it will be first deliverable residential project in sector-150 noida. in the same time span launched projects. thanks for reading stay connected i will keep updated you all.

Jaypee infratech limited insolvency petition filed by IDBI bank.

Dear All,

As you heard about some financial issues on Jaypee group. we all know that its a huge group on many fields like Electricity, Information technology, Real-Estate, Cement, Solar and many more, this group have done a lot of projects for government and human welfare as well. but due to some incidents consecutively happened the one firm of the group "Jaypee infratech limited" has failed to deposit the bank loan issued by IDBI bank. And also failed to prove that he can earn such amount by developing his residential projects running since 2010 at Noida- Agra expressway.

The Jaypee Infratech Limited launched 26 residential projects with Jaypee Assosiate limited in Jaypee wish-town and jaypee sports-city in which many projects are delivered to owners but many investors and its customers are still waiting for their possession but after this incident they are afraid of their money and flat also.
But I have to clear that the IDBI insolvency issue is only with JIL(Jaypee Infratech limited) which is involved to develop Jaypee Kosmos, Jaypee Klassic, and Jaypee Kensington Park properties in which Kosmos's some towers has offered possession.
The persons whose flats are in these projects they don't have to worry about their money and flat delivery certainly they will got their respective,  but it will take time more than early expected, it is already delayed project.
Here are some possibilities that may took place
* The rates of these projects will go to bottom line.so the buyers can get flats at very low cost at good location and builder. immediate after solving the issue, so the interested person have to wait, watch and track. I think it will take two to three years.
* Currently no transactions are received by Jaypee.
* who purchased flats for investment surely they can not make money this time.
* who purchased for self use they also can not get the possession with in one or two years.
* obviously they will suffer financially who got bank loan for home.
* By this incident the jaypee will not make the confidence to his investors for his upcoming launches.

Finally form Builder side nothing has come out about IBDI issues and NCLT gave him enough time to prove wrong the petition. So lets wait and watch.

Tata Group Launches Value Homes.

Dear All,

Tata Group is going to launch their residential multi story project in sector-150 as "Tata Value Homes" on mid January-2017, currently they have not issued any master plan or any price list, it seems that these stuff will be available after announcement of launch of project. Many brokers are trying to convince the investors for this project as a brand name in Noida and nice location on the expressway which is well connected to the Noida, Delhi, Greater Noida And Noida Expressway, in future the upcoming airport at "Jewar" which is not more than 50KMs.

In my personnel opinion this is the good investment for better response in very near future like two to three years and will be very good for residents in Noida.


This is the right time for investors because at this time the market is full of rumors of so many kinds that's why the properties rates are very low and not seems to go high upto 2-3 months, user and investors both can use these sentiments of market and make a good profit through this type of opportunity of investment, no doubt Tata Housing is well known brand name as a builder so buyers can trust at builder and feel safe for his/ her hard-earned money.

Godrej launches 'Godrej Golf links'

Dear All,

Finally after a long wait Godrej Properties has reviled the name of their first residential project in Greater Noida as "Godrej Golf Links" but even now they don't open publicly their project details like layouts and price plans although they accepting the scanned copy of cheques in the name of "Godrej Golf Links Escrow Account" of rupees five lacs and the buyer/ investor has to submit the same cheque for his/her booking and only then they will be eligible for the inaugural discounts and booking preferences in villas only.

Here i have to disclose to all my dear readers that they will also launch the high-rise apartments in second phase of 100acres plot but after selling the good number of Villas out of 250 premium luxury villas.

I personally visited the site in sector-27 greater noida, it is three km from pari chowk and location is quite good, the basic work is started and they are building their site office right now and taking the statistical measurements of land.

Godrej Properties Going To launche Premium Golf Villas

Dear All Readers,

Godrej Properties is going to launch their new residential project in Greater Noida sector-27, near to Pari chowk and after Jaypee greens land, the plot size of Godrej is 100 acres of Golf and recreational township, which is planed for 250 villas to launch in phase-1,
The tentative sizes of villas would be 100, 125 and 220 sq-yards.
the builder is planning for 9 hole golf course which would be mainly for training purpose of new residents,
at this time the tentative rates are 5000/- to 5250/- per sqft.
